Commenting

What are the commenting rules?

We encourage buyers and sellers to engage directly in constructive Q + A and commenting. All questions and comments must be about the home, neighborhood, or surrounding area. Any inappropriate questions or comments will be flagged and removed.

Notifications

What types of notifications will I receive?

The types of notifications you receive and the frequency in which you receive them depend on what type of user you select when signing up.  

Just looking users receive notifications for new homes added, homes closing soon and comments on saved homes in the area they’re interested in.

Qualified buyers receive additional notifications for exclusive previews, bids, out-bids, and extended bidding.

Sellers receive notifications for bids, comments, and questions specific to their listing. 

Notifications are sent via email and text.

Is pocket a FSBO website?

pocket is a transparent, data-driven marketplace that gives buyers and sellers the ability to transact without brokers.

However, in certain cases, to improve the buying experience, sellers, who have chosen to be represented by a broker, are allowed to list their homes on pocket.

In other cases, in order to give sellers access to the greatest number of potential buyers, pocket will act as a listing broker for distribution purposes only.

Note: when a seller is represented by a broker, their listing will clearly indicate broker representation in the property details section.

Is pocket a real estate brokerage?

We are a licensed real estate brokerage but we do not perform typical brokerage services. In order to legally provide buyers and sellers with the ability to transact without brokers, we are required to have a brokerage license.

Additionally, in order to provide buyers and sellers with the highest level of customer service, pocket advisors are licensed real estate brokers.

What is a pocket listing?

A pocket listing provides buyers with the information they need to make intelligent offers and sellers with offers that close quicker. Every home listed on pocket includes:

  • Seller’s terms – the terms that the seller is willing to accept from the highest bidder when their reserve is met at the end of bidding.
  • Due diligence documents – preliminary title report/title commitment, pre-inspection report, seller’s disclosure and Purchase and Sale Agreement (PSA)
  • Neighborhood data – school ratings, crime rankings, and demographic information.
  • Price Information – neighborhood and metro home value appreciation comparisons, historical sales price(s), average neighborhood home price, and estimated rental value compared to average neighborhood rent.
  • Bid analytics – all bids, bidding trends over time, average bid increase, number of bidders and bidding frequency. 
  • Direct access to the seller – live commenting and seller Q + A.
What is an intelligent offer?

Intelligent offers are data-driven bids made by evaluating a home’s current price, existing bids, market insights, due diligence reports and historical pricing. All of this information can be found on every pocket listing.

What makes pocket different?

Pre-qualification

How are buyers qualified?

We qualify buyers through their submission of a pre-approval letter from their lender or proof of funds from their bank.

How are homes qualified?

All homes listed on pocket are qualified through a pre-inspection and preliminary title search. In order to be listed on pocket, a home must be in good to great condition, have marketable title by closing and be worth $1,000,000 or more.
